What An HVAC Contractor Should Check During Preventive Maintenance

Preventative maintenance is something every homeowner should have done
, but why does it matter whether you know what the contractor should be checking? It's because you want your cooling/heating system to run efficiently so that it keeps your home comfortable and saves you money. Taking proper care of your equipment will mean a longer life.

There are several steps that should be taken so that you know your system is well-maintained. If a contractor does not perform the necessary inspections, repairs and adjustments, you could be looking at problems in the future.

Here are a few tips that will help you know if your contractor is doing his job:

•Refrigerant levels, condensate drains and thermostat settings should be checked on cooling systems. Condensate drains should be cleared of plugs; refrigerant levels should be adjusted when necessary.
•Blower components should be cleaned to enhance airflow, which means improved comfort levels in your home. Evaporator and condenser air conditioning coils should be cleaned as well. Coils that are dirty lessen your system's ability to cool your home.
•Moving parts should be lubricated, as parts that are not well lubricated may cause friction. This means your system is using more electricity than it should.
•All electrical connections should be tightened when needed and voltage measured.
•Thermostat settings and controls of your cooling/heating equipment should be checked to ensure that your system runs efficiently even when you are away from home. You want to be sure that your system comes on, operates and shuts off properly for safety reasons as well as energy savings.

Preventative maintenance is important
. With the right care, your system will provide a comfortable environment for your family for years, while saving you money on energy costs. Knowing what your HVAC contractor should be checking when it's time for maintenance is essential.
