Dirty ducts need cleaning.  While this isn't an issue that is directly related to a broken AC unit, it can still cause an AC to work less efficiently.  The dirtier the ducts are the harder the AC has to work to push past all that dirt.

 

Outside unit is dirty or cluttered.  Many times, the outside unit may be covered in shrubbery, bushes, leaves, or anything else that can block the functioning of the unit.  If this is the problem then you can trim back the bushes or clean the clutter for a more effective AC.

 

Leaks and cracks in the building's envelope.  This is also not directly related to an air conditioner breaking down but can cause the overall system to work inefficiently.
